View is the defining value driver in Upper Mission. Before paying a view premium, stand on the deck at multiple times of day and confirm exactly what you're seeing. Full Okanagan Lake panorama, partial valley view, and blocked by neighbouring construction are meaningfully different — and priced very differently.
2. Wildfire Interface Is a Real Consideration
Upper Mission is within Kelowna's wildfire urban interface zone. This affects insurance costs (confirm coverage terms before subjects), required fire resilience measures, and evacuation planning. The neighbourhood is active in FireSmart programming — review the City's resources before buying.
3. Orchard Proximity Affects Daily Life
Twin Oaks Organic Orchard operates adjacent to residential Upper Mission. Orchard operations (irrigation, spraying, harvesting equipment) are part of the neighbourhood's character. For most buyers this is a feature — rural character without leaving the city. Confirm you're comfortable with it.
4. New Construction Due Diligence Still Applies
Many Upper Mission homes were built in the 1990s and 2000s. Some older builds in this era have known deficiencies (Poly-B plumbing, vermiculite insulation in some cases). Always include a home inspection regardless of the property's apparent condition.
5. Access to Central Kelowna Requires Driving
